DP3 — Double Pledge Protection Program

A Digital-First Safeguard Against Duplicate Asset Fraud

The same loan, pledged twice, is invisible until it isn’t. DP3 — the Double Pledge Protection Program — is a proactive, digital-first safeguard that helps protect lenders by preventing originators from pledging the same assets as collateral across multiple credit lines. It creates an early-warning system with daily visibility into participating collateral, catching potential duplicate pledges before they become costly exceptions.

What is dp3?

A proactive safeguard for today's lending environment

The Double Pledge Protection Program is a proactive, digital-first technological safeguard designed to help protect lenders by preventing originators from pledging the same assets as collateral across multiple credit lines.

DP3 creates an early warning system that provides daily visibility into participating collateral, helping identify potential duplicate pledges before they become costly exceptions.

Early Warning Defense

Daily collateral monitoring to identify potential double pledges and lienholder conflicts, limiting the risk that isolated issues escalate into broader portfolio exposure.

Privacy-First Design

Verifies asset uniqueness without exposing borrower PII or proprietary loan terms.

Proactive Protection

Transforms collateral risk from a hidden exposure into a manageable exception process.

Why this exists

An old risk the industry never solved.

Reactive tools — covenants, reps and warranties, litigation after the fact — only work once the money is already gone. This isn’t hypothetical: it’s the same failure mode, recurring across asset classes, decade after decade.

Taylor, Bean & Whitaker / Colonial Bank — 2002–2009 — $2.9B

TBW double- and triple-pledged mortgage loans to multiple investors over seven years. Colonial Bank was left holding over a billion dollars in loans that didn’t exist as claimed, contributing directly to the bank’s failure — one of the 25 largest in the U.S. at the time. TBW chairman Lee Farkas was convicted and sentenced to 30 years.

Tricolor Holdings — 2025 — $500M+

The Dallas-based subprime auto lender collapsed after allegedly double-pledging hundreds of millions in auto loans across warehouse facilities and asset-backed securitizations — $945M in ABS principal outstanding at collapse, with warehouse lenders alone absorbing over $500M in losses.

Market Financial Solutions (UK) — 2026 — $1.3B

The UK property bridging lender entered administration with a collateral shortfall of roughly $1.3B against $1.62B in total debts. Around a dozen global institutions were exposed, including Barclays, HSBC, and Santander.

Different countries, different asset classes, different decades — the same blind spot every time. Modern registry tools like MERS have reduced this risk in agency single-family lending, but non-agency products funded through warehouse lines sit outside that protection. That is exactly the gap DP3 closes.

OPERATIONAL FRAMEWORK & RISK MANAGEMENT

Three Primary Layers of Defense

DP3 runs continuously in the background of your existing workflow — no new system to learn, no manual review queue to manage.

01

Daily Monitoring & Asset Cross-Reference Analysis

  • Automated matching of key asset IDs (Property Address, MERS, Loan ID)
  • Deterministic cross-facility analysis to detect assets on competing portfolios
  • Prompt notification when data reveals potential collateral overlap with another participating lender
02

National Registry Verification

  • Encrypted registry checks incoming requests against a national network of warehouse lenders
  • Automated alert generated when potential double pledge activity is observed across the national network of lenders
03

Fraud Flagging & Stop-Fund Protocols

  • Flags potential duplicate funding alerts before additional exposure is incurred
  • Protects against additional fraudulent activity when a seller requests funding from multiple sources

TECHNOLOGY & INTEGRATION

From Proprietary Database to Zero-Latency API

DP3 is live today, and built to get faster and more invisible as the network grows.

Current Solution

Proprietary Database
Cross-references data to identify duplications across the entire lending database.

Automated Workflow
Integrates with warehouse lenders’ systems to manage data.

Future State: Zero-Latency API

Warehouse Systems Integration
Direct plug-in to multiple warehouse banking systems via API for real-time warnings.

Invisible Security
Checks run during the standard approval workflow without delaying same-day closing windows.

Privacy-First Asset Verification

DP3’s proprietary matching engine verifies asset uniqueness across the network — without ever exposing sensitive data.

No Borrower PII

Names, SSNs, and any borrower personally identifiable information are not utilized.

Loan & Pricing Terms

Proprietary interest rates and term structures are never exposed to the registry.

Lender Identity

Identities of participating lenders remain anonymous — revealed only if a collision or fraud event is detected.

Double pledging has long been an unaddressed tail risk — an age-old hazard capable of inflicting severe, business-closing damage. DP3 is the first effective, privacy-first shield against it.
